Real Estate Acquisition & Finance Analyst

About the role

Smart Suites, a short-term rental business founded in Brisbane in 2024, is expanding its acquisition and funding pipeline across motels, boarding houses, leasehold businesses and land opportunities. It is hiring an independent contractor to turn incomplete information into organised next actions, moving deals from research through finance applications, due diligence and decision. The role is full-time, offshore and based in the Philippines, reporting to the Integrator / Operations Manager.

Key responsibilities

• Sourcing and coordinating acquisition opportunities across motels, boarding houses, leasehold businesses and land or development sites, collecting property, operating, financial, planning and market information and liaising with agents, landowners, brokers and other stakeholders.
• Maintaining acquisition trackers with status, priority, owner, next action, deadline and key risks.
• Using a structured prompting framework to run deal screening, feasibility scenarios, risk summaries and decision materials, and preparing revenue, operating cost, CapEx, debt servicing, cash flow, break-even and sensitivity scenarios.
• Reviewing metrics such as ROI, IRR, DSCR, LVR and equity requirements, validating inputs and flagging gaps or risks.
• Preparing lender-ready loan and finance application packages and keeping finance checklists and documents complete and well labelled.
• Working with banks, mortgage or commercial finance brokers and internal stakeholders to progress applications, managing lender questions and escalation of material issues.
• Building relationships with banks, brokers, agents, landowners, planners, engineers, legal advisers and accountants, negotiating practical next steps and keeping stakeholders aligned.
• Researching zoning, licensing, planning and regulatory matters, tracking due diligence items to closure and preparing pipeline updates.

Required profile

• Full-time commitment; part-time arrangements are not considered. Flexible hours within the business's 5:00 AM - 10:00 PM (PH time) window.
• Approximately 1-3 years of relevant experience preferred, though strong transferable experience will be considered.
• Backgrounds such as mortgage broking, loan processing, commercial or property finance, real estate operations or acquisitions, town planning, engineering, valuation or property development.
• Strong organisation, follow-through and stakeholder management skills.
• Comfortable testing, validating and improving AI-assisted work.

Required skills

• Working knowledge of Excel or Google Sheets with attention to data accuracy.
• Practical financial literacy: loan applications, cash flow, debt servicing, LVR, DSCR and basic investment returns.

The role is paid AU$1,800-2,000 per month, all inclusive, as a full-time independent contractor. Time and productivity are tracked via Hubstaff, and the process includes an interview, a technical live assessment, a behavioural interview and a founder session, followed by an IT audit and reference check.
