Building Facilities Expert – Operations & Maintenance

About the role

The Building Facilities Expert will lead the transition of new constructions to operational status and ensure the ongoing reliability of building systems. You will work closely with engineering, contractors and the Operations & Maintenance Centre (OMC) to deliver safe, compliant, and cost‑effective facility services.

Key responsibilities

• Manage operational readiness, including facility handover and As‑Built documentation review.
• Develop and execute maintenance plans for MEP, HVAC, Fire Life Safety (FLS) and Vertical Transportation Systems (VHTS).
• Oversee O&M service providers, enforce KPIs and safety certifications.
• Utilise a Computerized Maintenance Management System (CMMS) for asset lifecycle tracking and cost optimisation.
• Coordinate with design teams to embed maintainability into building designs.
• Ensure compliance with NFPA, CENELEC and other local/international standards.
• Provide technical information to the OMC, advise on O&M risks, and support hazard/HAZOP workshops.
• Assist in developing asset‑management systems, maintenance SOPs, and bidding/negotiation processes.
• Conduct inspections during warranty and the first three‑year maintenance period.

Required profile

• Proven experience in building facilities operations and maintenance.
• Strong knowledge of MEP, HVAC, fire safety and vertical transport systems.
• Familiarity with regulatory standards such as NFPA and CENELEC.
• Ability to work with contractors, conduct inspections and participate in HAZOP analyses.
