Property Engineer

About the role

The Property Engineer will ensure that all building equipment operates within its specified hours and supports the overall efficiency of residential and office properties. You will work closely with technical personnel, service providers, and building representatives to maintain and improve property performance.

Key responsibilities

• Ensure building equipment operates according to specified operating hours.
• Assist technical staff in defining equipment specifications and maintenance programs.
• Oversee implementation of maintenance activities by technical teams and service providers.
• Facilitate and manage maintenance contracts for critical equipment.
• Maintain adequate stock of repair and maintenance materials and implement a stock‑card documentation system.
• Monitor and record utilities consumption (electricity, water, diesel) and compare with budgeted figures.
• Implement the Energy Management Plan in coordination with building representatives and contractual technical personnel.
• Develop and apply improvements to property appearance and equipment efficiency.
• Participate in testing and commissioning of equipment and machinery following proper T&C procedures.
• Conduct regular inspections of resident fit‑out units and ensure compliance with fit‑out guidelines and plans.
• Ensure submission of required permits and insurance for unit renovations.

Required profile

• Licensed Mechanical or Electrical Engineer.
• At least 2 years of experience as a Building/Property or Facilities Engineer in residential or office buildings.
• Willingness to be assigned in Cebu City or Lapu‑Lapu.
