Property & Studio Development Manager

About the role

The Property & Studio Development Manager will lead property, facility, technical and project operations across the Asia region, ensuring stable, cost‑efficient day‑to‑day operations while driving new studio expansions.

Key responsibilities

• Lead office, facility, technical and project teams across Asia, handling hiring, training and performance management.
• Own OPEX and CAPEX budgets, regional business plan and OKR delivery with monthly variance reporting.
• Manage all leased and owned properties, including leases, landlords, maintenance, inspections and business‑continuity services (power, cooling, fire safety).
• Maintain a regional list of fit‑outs, renovations, relocations and upgrades, prioritising budget, timeline and ownership.
• Write business cases and CAPEX requests, then track cost, schedule, quality, risks and changes.
• Oversee contractors, tendering and site supervision, ensuring health‑and‑safety compliance and permits.
• Report weekly to stakeholders and monthly to the PMO.
• Check site feasibility, build plans and secure budget approval.
• Coordinate design, run supplier tenders and manage fit‑out contractors.
• Oversee installation, testing and hand‑over to Operations with full documentation, then support post‑launch review.

Required profile

• 10+ years of professional experience, including 5+ years in a managerial role.
• Proven track record of delivering fit‑out, construction or technical installation projects on time and on budget, preferably across several countries.
• Bachelor’s degree in engineering, construction, facility management, IT, broadcasting or a related field.
• Solid understanding of building services (power, HVAC, fire safety, lighting and low‑current systems).
• Strong budget planning, cost control and contractor management skills.
• Full professional proficiency in English.
• Based in Cebu and willing to travel frequently across Asia.
