Design, Build & Maintenance Manager

About the role

The Design, Build & Maintenance Manager will lead the end‑to‑end delivery of ZUS Coffee store openings, renovations, repairs and ongoing maintenance across the Philippines. This hands‑on leader ensures each outlet is built on time, within budget, meets brand standards and remains operationally efficient.

Key responsibilities

• Lead the full project cycle for new store openings, relocations, renovations and reinstatement works.
• Review site conditions, lease requirements, technical drawings and landlord guidelines.
• Coordinate with internal teams on layout, equipment placement and brand requirements.
• Manage design consultants, architects, engineers, contractors and suppliers.
• Prepare and monitor project timelines, budgets, work schedules and milestone trackers.
• Conduct site inspections, resolve design or construction issues and ensure compliance with building codes, permits and safety standards.
• Oversee contractor and supplier selection, negotiation, performance scoring and documentation.
• Lead corrective and preventive maintenance for store equipment, utilities, fixtures and facilities.

Required profile

• Hands‑on leader with proven experience managing design, build and maintenance projects for retail outlets.
• Strong ability to coordinate multiple internal and external stakeholders, including landlords and contractors.
• Track record of delivering projects on time, within approved CAPEX and to brand specifications.
