Credit Underwriter & Deal Architect (Real Estate)

About the role

Lumora Capital is seeking a Credit Underwriter & Deal Architect to join its AI‑first real‑estate finance team. Based in Salcedo Village, Makati City, you will work hybrid (3 days onsite, 2 days remote) on complex UK‑based real‑estate transactions, leveraging proprietary AI tools to drive high‑value due diligence and risk mitigation.

Key responsibilities

• Build and stress‑test sophisticated financial models for asset classes such as hotels, care homes and serviced offices.
• Analyze capital stacks, calculating LTV (Day 1 vs. Exit), ICR/DSCR and refinance coverage to pinpoint transaction break‑points.
• Conduct forensic reviews of sponsor net‑worth, ALIE statements and legal structures.
• Lead end‑to‑end due‑diligence, interrogating rent rolls, tenancy schedules and leases for hidden risks.
• Evaluate planning status, environmental reports and Quantity Surveyor data to determine funding suitability.
• Design risk‑mitigation strategies and present recommendations to senior stakeholders.

Required profile

• Analytical high‑flyer with strong commercial curiosity and the ability to deconstruct balance sheets.
• Experience in real‑estate finance, particularly with UK‑based assets, and comfort working in a fast‑paced, technology‑driven environment.
• Proven track record of independent due‑diligence and stakeholder management.
